SCION BEGINS MARKETING, WILL MANAGE "4 ELEVEN LOFTS" AT UNIVERSITY OF MICHIGAN

ANN ARBOR, MI. The Scion Group has opened a leasing center and model apartment for a new, loft-style residential and retail development serving University of Michigan students. Called "4 Eleven Lofts" after its address at 411 E. Washington Street, the new building is located between the U-M Central Campus and downtown Ann Arbor, just two blocks in either direction. Joseph Freed & Associates is developing the property, with Scion as development partner and property manager.

"42NORTH" STUDENT HOUSING OPENS AT UNIVERSITY OF SOUTH FLORIDA

TAMPA FL. The Scion Group today officially opens its recreated "42North" student housing property adjacent to the University of South Florida. Scion formed a joint venture with ASB Real Estate Investments to acquire the former Breckenridge Apartments and to invest approximately $2 million in upgrades to apartments, furnishings, exteriors and community buildings. Now named 42North for its location just north of the USF campus on Tampa's 42nd Street, the property features 420 beds of student-focused housing in 120 three- and four-bedroom apartments.

SCION ENGAGED BY THE RESURRECTION PROJECT TO ASSESS NEW STUDENT HOUSING IN CHICAGO'S PILSEN NEIGHBORHOOD

CHICAGO, IL. The Scion Group has been selected by Chicago community organization The Resurrection Project to assess the market and demand for a new student housing development on 18th and Paulina Streets in Chicago's Pilsen neighborhood. The project would transform a deteriorating local convent into La Casa, an innovative neighborhood-based residence and resource center serving students attending local colleges and universities.

SCION OPENS NEW BLOOM APARTMENTS AND AMENITIES CENTER, AN ECO-FRIENDLY SHOWCASE

BLOOMINGTON, IN. The Scion Group and its joint-venture partner ASB Real Estate Investments have completed the construction of a new, $2.25 million amenities center anchoring their recreated "Bloom" apartment complex. Acquired in 2007 as part of the joint venture's acquisition of the Millennium Properties portfolio, the former Adams Bend and Adams Grove developments were given designer makeovers, packaged with new amenities and re-branded as Bloom. A key element of the community is the new 12,000 square-foot amenities center, which showcases a long list of environmentally friendly features and building methods.

CONSTRUCTION BEGINS ON EXPANSION OF MILWAUKEE'S 2040 LOFTS

MILWAUKEE, WI. The Scion Group has begun above-ground construction of a new second building at its 2040 Lofts student housing project adjacent to Marquette University. To be known as "The Signature Suites at 2040 Lofts," the $16.5 million development will feature 100 two- and three-bedroom loft-style apartments in a five story, 114,000 square-foot building. The 240 new beds will bring the 2040 Lofts development to a total of 617 beds.

SAN JUAN COLLEGE SELECTS SCION TO STUDY FEASIBILITY FOR FIRST-EVER STUDENT HOUSING

FARMINGTON, NM. The Scion Group has been engaged by San Juan College to explore the feasibility of the College's first dedicated housing for students. Scion will conduct a market and demand analysis, followed by a recommended program and business plan, to examine the viability of on-campus housing for three constituents of students: traditional-age full-time, single-parent households and those enrolled in the College's trade, technical and certificate programs.

ALLEN & O'HARA HIRES SCION TO STUDY FEASIBILITY AT COLORADO STATE - PUEBLO

MEMPHIS, TN. The Scion Group has been engaged by Allen & O'Hara Inc. to explore the feasibility of a contemplated new student housing community on the campus of Colorado State University - Pueblo. Utilizing new and existing data, Scion - which previously created a student housing master plan as a consultant to the University - will conduct a comprehensive market and demand analysis.

SCION / ASB REAL ESTATE INVESTMENTS JOINT VENTURE TO ACQUIRE, OPERATE NEW STUDENT HOUSING DEVELOPMENT IN CHICAGO'S SOUTH LOOP

CHICAGO, IL. The Scion Group and ASB Real Estate Investments have announced an agreement to acquire the 694-bed "Dwight Lofts" project from Chicago developer Smithfield Properties, at a price of $75 million. The 16-story structure, now under construction at 642 South Clark Street, incorporates historically-preserved portions of the 1920s-era Dwight Building, which for decades housed printing operations at the site. The property will have 178 all-new apartments designed for students of the nearby Columbia College Chicago and several other local schools, with a planned opening for Fall 2008. Scion will also manage the property.

DALLAS, TX. The RealShare Student Housing Conference has announced that Jason A. Taylor, Managing Director of Consulting Services for The Scion Group, will serve as a panelist during the two-day conference event, March 24-25, 2008. Mr. Taylor will present along with Michael Coakley - Associate Dean of Student Affairs and Executive Director of University Housing at Arizona State University, Thomas Trubiana - Senior Vice President and Chief Investment Officer for Education Realty Trust, and Avi Telyas - Chief Executive Officer of Kullman Buildings Corp., in a session entitled "Emerging Trendline: Are JV Partnerships with Colleges and Universities to Develop On-Campus Student Housing the Wave of the Future?"

CORPOREX COMPANIES TAPS SCION TO STUDY STUDENT HOUSING DEMAND FOR MIXED-USED PROJECT AT XAVIER UNIVERSITY

After having recently studied the student housing market near UCF for a private client, the Foundation contracted Scion to expand upon its existing research by assessing student demand for both on-campus and University-affiliated housing.

TAMPA, FL. The Scion Group, together with ASB Real Estate Investments of Washington, D.C., have announced that their joint venture has completed a $16.2 million acquisition of a 120-unit, 420-bed apartment complex known as Breckenridge Apartments, which serves the 30,000-student Tampa campus of the University of South Florida - the nation's ninth-largest university - less than one mile away. Scion and ASB plan to invest over $2 million in upgrades to the property and to re-position it as stylish, upscale student-focused housing called "42North." Scion will provide construction management for the renovations and full property management.

CARROLLTON, GA. The University of West Georgia has selected The Scion Group, through a competitive proposal process, to prepare a student housing master plan. Scion's work will include a recommended housing program, development phasing, financing benchmarks and a final plan for implementation.
